Bookings Terms and Conditions
Thank you for choosing to book with Kerleys Coastal Holidays. Please refer to the following Terms and Conditions that apply to all Holiday Rental bookings. All properties are individually owned. We at Kerleys, act on behalf of the owner/s, for your holiday enjoyment.
General
All bookings are accepted on the basis that you have read, understood, and agree to abide, and be bound, by the Terms and Conditions and House Rules.
In all communications, the description of the rental premises by the agent is made in good faith. Whilst our aim is to maintain a high standard of accommodation, the agent will accept no responsibility for an inaccurate description of a rental premises. Where possible, tenants (or a representative) should inspect any rental premises prior to making the booking.
Receipt of the rental monies by the agent shall be deemed to be acceptance of the suitability and the satisfactory meeting of the tenant requirements.
Online bookings beyond 9 months are not accepted.

Payment
A 50% deposit is required within 48hrs of the confirmed booking, with the balance is due 30 days prior to the arrival date. Please note, all credit card payments will incur a 1.5% surcharge which is non-refundable.
Bond Pre Authorisation
A Bond Pre Authorisation is required for every booking with Kerleys Coastal Holidays. The bond is held in the form of a ‘pending payment’ on the primary guest’s credit card. Valid credit cards details (VISA or Mastercard only) must be provided where indicated on the online check-in form, up to 14 days prior to the commencement of the rental period. The bond amount will be automatically released by the issuing bank, given the property is left in the same condition as upon arrival and there are no extra cleaning fees required (Please see ‘Cleaning & Departure’ for examples).
By agreeing to our Terms & Conditions, the guest acknowledges that funds may be deducted from the allocated credit card after vacancy, without notice, upon discretion of Kerleys Coastal Holidays. Kerleys Costal Holidays is PCI DSS compliant, meaning all confidential guest information is stored securely within our booking system.
Termination of Rental Period
Kerleys reserves the right to terminate the rental and request that the tenants vacate the premises immediately without any refund in the following circumstances but not limited to:
- Causing malicious or deliberate damage to the rental property or untidy conduct
- Being or causing a public nuisance, excessive noise, or any undesirable behaviour
- Accommodation of more persons than is stated on the Rental Agreement
- Holding of private functions or large group gatherings at the rental premises
- Ignoring warnings and /or request from the Agent
- Continued breach of any rules set out herein
- The number of occupants staying for the duration of the tenancy, exceeding the stated bedding capacity
Cleaning & Departure
All rental properties are checked prior to each booking. Properties are to be vacated in a clean and tidy state. A list of cleaning duties and bin/rubbish collection information can be found at the property on the kitchen bench or fridge. Cleaning products and equipment are available at the property.
No furniture or effects are to be removed from the property. Please ensure that on vacating the property, furniture and effects are returned to the same position as at the commencement of the rental.
Tenants should be aware that on vacating the property, if the property is not found to have been left to a satisfactory standard and/or any damage or breakages have occurred then the cost of reinstating the property via professional cleaner and or trades people, will be passed on to the tenant via charging of the Credit Card.
Kerleys Coastal Holidays ask all tenants to report any damages or breakages as soon as possible. Photos are encouraged to support the reporting process, please send to bookings@kerleys.com.au
Please note the following fees will be charged, if required:
- BBQ Clean Fee – for any BBQ left uncleaned on vacating.
- Cleaning Fee – if the property requires thorough cleaning, greater than our standard post-guest departure clean (pet hair/waste, dirty dishes, sand etc).
- Excess Rubbish Removal Fee – for rubbish that is left at the property and exceeds the capacity of the local government provided bins. Please note, this fee is subject to change without notice.
- After Hours Access – if spare keys are required outside office hours for the tenant to gain access. Tenants are responsible for the safe keeping of keys.
- Lost Keys Replacement Fee – replacement fee will be charged if the keys are lost. At no time is a tenant to attempt to break into the property, any damage resulting from such action will be charged to the tenant via the Security Bond.
Late Check Outs
Late Check Outs can be requested and require prior approval by Kerleys Coastal Holidays. Late checkouts are not permitted in cases where there is a back-to-back booking in place, or over Peak Summer Season. If you are running late and unable to checkout on time, please email us at bookings@kerleys.com.au to let us know.
Our late checkout fees are as follows:
- To 12pm $50
- To 2pm $100
- After 2pm an extra day’s rent
No Schoolies Policy
Kerleys have a STRICT No Schoolies Policy. If properties are found to be occupied by a group of tenants without suitable supervision, Kerleys reserves the right to terminate the rental and request that the tenants vacate the premises immediately, without any refund to the tenant.
Please note Kerleys participate in the ‘Bad Books’ register, any breaches of our rental Terms and Conditions will results in the tenants’ details being lodged with the register.
What to bring?
All Holiday Properties are equipped with bedding, doonas and or blankets, pillows and mattress protectors. Unless stated, tenants are required to bring their own linen. This includes doona covers, sheets, pillow cases, towels, bath mats, hand towels, face washers, tea towels etc. If required, a Linen Hire service is available, please call our office (03) 5258 4100 for details.
Whilst our holiday accommodation properties have small quantities of washing powder, detergents, soap, and toilet paper, it is expected that you will need to bring supplies depending upon your length of stay.
House Rules
Smoking: All properties managed by Kerleys have a strict ‘No Smoking Inside the Premises’ policy. Please be mindful of cigarette butts and disposing of them correctly.
Parties/Events: All properties managed by Kerleys have a strict ‘No Party’ policy. Loud music and additional visitors to the property, must be kept to a minimum.
Noise and Disturbance: Additional charges or immediate termination may apply, in the event of unnecessary or excessive noise or disturbance caused to neighbouring properties during your occupancy.
Pet Friendly Properties
We ask you to be considerate of the property owner and employ good pet etiquette. BYO sleeping and feeding equipment, leaving the yard free of any animal waste, restraining the animals from climbing on to any furniture, etc. Please note: A pet fee may be required, at individual owners discretion.
Lost Property
In the case of personal items being left at the property after vacating, Kerleys will endeavour to retrieve the items and return them either by 1) Australia Post – Cash on Delivery service or 2) via other arrangements made with the tenant. Kerley Coastal Holidays take no responsibility for personal belongings being left behind.
Cancellation Policy
At Kerleys we understand circumstances can change and bookings may need to be amended or cancelled.
Cancellation of a Booking – Peak Season
In peak rental times, all monies paid are non-refundable unless the property can be re-booked for the same rental period. If the property can be re-booked, Kerleys Coastal Holidays will offer a full refund of monies paid, minus a Booking & Administration fee (fee varies between $50 – $100 per booking).
Cancellation of a Booking – Off Peak Season
Where a minimum of 7 days’ notice is given: In off-peak rental times, Kerleys Coastal Holidays will refund the full amount of monies paid, less a Booking & Administration fee (fee varies between $50 – $100 per booking).
Within 7 days of check-in date: In off-peak rental times, if the property cannot be re-booked for the same rental period, the option of a ‘rain check’ may be offered (date amendment). Rain Checks are provided at the discretion of the owner.
Bookings are made in good faith by the Agent and may be subject to change due to unforeseen circumstances outside the Agents control. All reservations may be subject to owner approval. Whilst every reasonable endeavour will be made to ensure your reservation proceeds, on rare occasions owners reserve the right to cancel a booking and, in such circumstances, Kerleys Coastal Holidays will make every effort to provide you with comparable accommodation. The Agent does not accept responsibility where such circumstances arise.
Cancellations & Extenuating Circumstances If guests need to cancel or postpose their booking due to any of the following reason, they may be entitled to a full refund (excluding credit card/bank fees). Natural disasters, terrorist activity, and civil/political unrest that prevents the guest from travelling to or from the destination, or that make it unsafe to host guests.
COVID-19 Cancellation Policy We encourage all guests to visit the ‘Victorian State Government Department of Health and Human Services’ website, for all up-to-date travel information. Should guest/s be unable to travel, due to Government enforced restrictions (excluding isolation due to positive results or pending tests), the option of postponing your stay will be encouraged. If this is not possible, Kerleys Coastal Holidays will offer a full refund minus a Booking & Administration fee. (fee varies between $50 – $100 per booking).
Privacy Policy
Kerleys Coastal Holidays respect the privacy of our clients. Details and information collected by us during the booking process, remains with the business and used only for our accommodation bookings. The information collected is not given or sold to any other person or businesses.
